Villa Lilla and all the spaces included (garden, swimming pool, Gazebo and Sauna) are for the exclusive use of guests who book their stay only!

The Villa is located in a 10-hectare property of organic agricultural land, including apple trees, pears, oranges, lemons, mandarins, figs, persimmons, walnuts, hazelnuts, plums, jujubes, medlars, mulberries and two hectares of Giant Bamboo plantation and about one hectare around the house is kept exclusively as a garden (eucalyptus, poplars, mimosas, flowering cherry trees, prunus, rose hedges, azaleas, gardenias, peonies, aromatic plants.

The internal garden equipped with hammocks, benches, chairs and tables for outdoor dining, an area for sauna, swimming pool, barbecue gazebos, outdoor games for children, telephone, Radio, Cassette and CD player, TV color and video recorder, along with a nice collection of films and music, a beautiful library stocked with horticultural and garden books, a baby grand piano and a fine collection of paintings and ceramics make this house an ideal place for a vacation in company.

Private swimming pool, dimensions: 5m x 10m, minimum depth 1.20m and maximum 1.80m open from May to September included.

Policies & disclaimers

1. Conditions General

The rental agreement is made between the landlord or agent and the customer conductor, hereafter simply called CUSTOMER, in the name and on behalf of the owner of the house for which the contract is made, at the rates indicated and mutually accepted and contains the following conditions:

2. Lease
The client signing the booking form automatically accept the booking conditions in the name and on behalf of the people mentioned in the booking form, including those substituted or added at a later time. The client signing the booking must be a member of the group who will occupy the property and must be 18 years old.

3. Duties of the tenant

The property rented housing is allowed on the number of persons indicated in the contract. That indicated an excess number is due to simultaneous termination of the contract without compensation burden .. The customer must take care of the house and will have to leave it in the same condition in which he found it. The Customer will provide access to the house owner or a person of his choice in the event of unplanned maintenance problems. The need for this routine maintenance will be at the sole judgment of the owner.

4. Arrives and Departures

Rented dwellings will be available on Saturday dell'arrivo after 16.00 hours while their release, for compelling organizational reasons, will definitely be before 10.00 am on the scheduled expiration Saturday. Special conditions (midweek arrivals or departures and the possibility of different arrival or departure) can be agreed upon booking according to the needs of both. 5. Cleaning

The house will be delivered clean, functional and orderly in its entirety and is to be returned as found. They should not be transported outside furniture and interior objects .. I'm home equipment accessories for normal cleaning with the exception of detergents. The redelivery houses and final cleaning costs are € 150, which will become € 200 in case there are small animals. Requests for additional cleaning during the lease must be agreed separately.

The prices agreed to the reservation are final: include the supply of water, gas and electricity considering an abundant normal consumption within the 300 kwt a week. An excess will be considered as extra cost of € 0.50 per kwt while anything not specified will be calculated separately.

8. Payments

The reservation is valid and confirmed upon receipt of a deposit equal to 50% of the total amount of the rent and the balance must be paid within one week before arrival. By Bank transfer.

9. Deposit

Reservations will be accepted on the condition that the customer is responsible, and pay for the damages, losses, disruptions that could result in the occupied properties, including those damages that may be discovered after his departure. So at the keys the customer will have to pay an interest-free security deposit of € 500 euro and euro. This deposit will be refunded upon return of keys or forfeited in whole or in part by reference to possible damage caused.
