A room characterized by a beautiful Tiffany color, which energetically recalls the feeling of love, giving relaxation to the senses. The canvases and writings on the walls dedicated to painting and art will welcome you together with the wonderful view of the lake in an environment created to remind you that the greatest masterpiece is precisely the Human Being, YOU!

Room of Poetry and Dream

A room in which the color of the walls recalls that of the yellowed pages of books in libraries. With an enviable view of the lake, a typewriter and books available to read, you can make your stay a moment of relaxation and reflection, perhaps even to write a thought or read your favorite book in total silence.

Room of Music and Freedom

A unique room in which the welcoming orange of the walls, the canvases and the writings of a musical nature will take me into a world of wonderful notes and sounds. Hanging guitars and vintage turntables will accompany you on a timeless journey where you will have the feeling of feeling free and at peace.

THE PIANO

Many of you have already played a piano in your life, perhaps even more beautiful and expensive than this one. But imagine being able to open in front of you at 800 m above sea level a large window with four doors directly in front of your keys. Imagine being able to be immediately catapulted outwards by getting your notes between the mountains and the lake. It is a unique experience that only those who live it will understand.

THE TERRACE OF DREAMS

It allows you to experience the lake that winds through the mountains like a heavenly vision, between pastel sunsets and reflections of light. On this terrace we organize evening aperitifs or magnificent dinners at sunset by candlelight.

THE READERS BENCH

Destroyed by the elements and reduced to a pile of rusted scrap metal and broken wooden slats, it has been carefully restored in a unique green to accommodate all those who like to read a book as if they were on a park bench, but overlooking 800m above the level of the sea on a fjord that is lost in time and space!

THE PAINTERS STAND

You are an artist and you want to paint something you have to say and that only this place helps you bring out. You will find an easel where you can place your canvas and your colors and where you can totally let yourself go to a liberating experience of absolute creativity.

THE TELESCOPE

Sometimes you need to look up to get to know yourself a little better. So we thought of placing a telescope on the two terraces that will allow you to look at the magnificent night stars. In fact, the altitude and the absence of smog and light pollution allows you to see the Moon and an infinite number of stars and constellations clearly.

The town is one of the oldest in the Turano Valley, already documented in 852 (Regesto Farfense). In document 311, from the year 873, a <> is named and in the year 876, document 317, there is talk of <>. The recurrence of terms such as <> or <> would suggest rural agglomerations and not a complex residential center. In fact, from the information that can be deduced from the medieval lexicon, we can say that the <> was precisely a sufficiently structured building to which the agricultural activities that took place in the surrounding area and sometimes were equipped with defensive structures belonged to.

Through the manuscripts of the pastoral visits it is possible to obtain a picture of the places and their original toponyms, from the <> next to the church of San Nicola to the mills of <>.
Furthermore, within the repertoire of the pastoral visits of Bishop Saverio Marini (1779-1813) we find an important trace to reconstruct the appearance of the inhabited center, in fact, citing the building of the Church of the Annunziata, the Bishop notes << S Maria is the church frequented by the people above the castle, its ancient funds are united with the parish church >>. The term castle, already used by Marini to indicate the inhabited center of the Rocca, in the description of the settlement of the parish church of S. Nicola, therefore opens the way to well-founded reconstructive hypotheses of a primitive central nucleus, set and fortified inside which the parish church of S. Nicola was to be placed, while the church of the Annunziata was placed as a bulwark on the outside.

More recent information can be found in the municipal historical archive. The oldest documentation, which is part of the aggregate archives, consists of some parish registers of baptisms, deaths and marriages, which cover a period of time ranging from 1779 to 1860, the year of the unification of Italy, which, case, it marks the passage of the registry registrations to the municipal authority.

From Rome or from L'Aquila / Pescara by motorway:

  • Rome-L'Aquila motorway (A24), Carsoli exit;
  • Follow via Tiburtina up to the deviation for the Provincial Road Turanense (about 1 Km);
  • Continue towards Rieti until the junction for Paganico, about 15 km later;
  • Go up to the Borgo in a few minutes and park in the areas around the Town Hall.

 

From Rome and the Lower Sabina:

  • Take via Salaria towards Rieti;
  • Shortly after passing Osteria Nuova, take the fork on the right towards Monteleone, continuing towards Lago del Turano;
  • Arrived on via Turanense, after passing Pozzaglia Sabino, turn left;
  • Continue towards Rieti until the junction for Paganico, about 15 km later;
  • Go up to the Borgo in a few minutes and park in the areas around the Town Hall.

Policies & disclaimers

1.General Conditions

The lease contract is made between the Lessor and the Tenant Customer, hereinafter simply called THE CUSTOMER, in the name and on behalf of the owner of the house for which the contract is stipulated, at the rates indicated and mutually accepted and contains the conditions listed below:

2. Rental agreement

The Customer who signs the booking form automatically accepts the booking conditions in the name and on behalf of the persons mentioned in the booking form, including those replaced or added at a later time. The Client who signs the booking must be a member of the group that will occupy the property and must be at least 18 years old.

3. Duties of the tenant

The accommodation of the leased property is allowed for the number of people indicated in the contract. A number exceeding that indicated is cause for contextual termination of the contract without the burden of compensation.
The customer must take care of the house and must leave it in the same condition in which he found it. The Customer will allow the owner or a trusted person to access the house in case of extraordinary maintenance problems. The need for this extraordinary maintenance will be at the sole discretion of the owner.


4.Arrivals and Departures

The rented homes will be available on the Saturday of arrival after 16.00, while their release, due to imperative organizational needs, must absolutely take place by 10.00 on the expected expiry Saturday.
Special conditions (midweek arrivals or departures and different arrival or departure possibilities) can be agreed upon booking according to the needs of both.
Any damage to property or appliances must be ascertained before departure and the agent must be notified. In the event of damage, the excess costs to restore the property to its original state will be defined directly between the tenant and the owner or a representative of him. In case of late arrival, delays due to weather conditions, strikes or events not caused by the owner, the tenant will not be entitled to refunds.

 

5.Cleaning

The house will be delivered clean, functioning and in order in all its parts and must be returned as found. Furniture and interior items must not be transported outside. Household accessories are accessories for normal cleaning with the exception of detergents. The costs of returning the houses and final cleaning are € 150, which will become € 200 if there are small animals. Any additional cleaning requests during the rental must be agreed separately.

The prices agreed upon booking are final: they include the supply of water, gas and electricity considering an abundant normal consumption within 300 kwt per week. An excess will be considered as an extra at a cost of € 0.50 per kwt while anything else not specified will be calculated separately.

 

8.Payments

The reservation will be valid and confirmed upon receipt of a deposit equal to 50% of the total amount of the rent, while the balance must be paid within a week before the day of arrival. By Bank transfer.

 

9.Security

Reservations will be accepted on condition that the Client is responsible and pays for the damages, losses, breakages that could cause to the occupied property, including those damages that should be discovered after his departure. Therefore, upon delivery of the keys, the Customer must pay a non-interest-bearing security deposit of € and € 500. This deposit will be returned upon return of the keys or forfeited in whole or in part depending on any damage caused.

 

10. Penalties and Cancellations

Up to 45 days before arrival 30% of the total rent
Up to 30 days before arrival 50% of the total rent
Up to 7 days before arrival 70% of the total rent
100% within the last week
In the event that the House is re-rented for the canceled period, the penalty will be due only for 30%


11. Lack of availability of the house

Partial or total cancellation of the lease by the landlord or the owner of the house due to special events beyond the control of both such as fires, sale of the property, deaths, which do not make the property available for total or partial stay, will give the right to the partial or total reimbursement of some paid depending on the lost rental period, expressly excluding any other reimbursement for moral or material damages suffered by the tenant Client.

Once the booking has completed, either because it has been cancelled or you have been checked out, then you will be able to exercise your RTBF by logging in and visiting the "Your data" page. Invoice information for completed bookings will still be securely stored in our database to ensure that we abide by relevant tax laws but you will be able to remove all other PII after the booking is completed.
  3. When you consent to your information being stored as described above, we are legally obliged to store this consent in our database. This information will include your IP number and the content of the opt-in form. We will retain this consent notification indefinately (this is a legal requirement).
